Apartment Rental Colombia – Terms and Conditions

Upon payment of the deposit the names and passport numbers of all occupants of an apartment must be emailed to an Apartment Rental Colombia employee. If you do not get a confirmation email showing receipt of this information you are not fully confirmed. The security guards at all apartments will be given these names and passport numbers in advance of arrival.

Pre-departure emails will also include the name of the apartment building for which a client is confirmed, the address, the apartment number, and payment options. It is the responsibility of each client to bring this address information with them to get to the apartment upon arrival. It is also the responsibility of each client to specify which payment type they prefer when they arrive in Colombia. It is required that the entire apartment rental balance is paid in full within 24 hours of apartment occupancy and clients must be prepared to satisfy this requirement.

Check In / Check Out

  • Arrival: Present your passport to the security guards at the assigned apartment building. They will then give you the keys to the apartment. Be aware that most security guards only speak Spanish. If you do not speak Spanish, make sure to tell Apartment Rental Colombia so we can advise them ahead of time.
  • Balance: Unless you have already paid the full amount before arrival, you will be expected to pay the rental balance within 24 hours of occupying your apartment rental. This can either be done through Paypal, bank transfer, or in cash with one of our local representatives.
  • Damage Deposit: Along with the balance payment it is required that you sign a credit card slip as a damage deposit equal to half of the rent. This deposit is to guarantee that you will take responsibility for any damages and it will not be charged without your prior consent. A few owners may not accept credit card and require a cash deposit. Such exceptions will be marked in the apartment's description. The damage deposit is not included in the rental fee you see posted when booking.
  • Check-Out: Check-out time is 11:00am or earlier. You will be provided with a 'Check Out List' of things to do when leaving the apartment, please follow the instructions. If you need to check-out later please inquire with our office before placing the booking.

If you cancel: It is our policy to never hold on to cancellation fees and always do our best to avoid you losing your down payment. If the property is rented to another party for the same dates at the same rate you will be refunded in full. If only part of the period is rented, you'll be refunded in proportion. If the property stays vacant for the dates you had booked, you will lose your advance payment.

If you cancel last minute, ie 10 days or less prior to arrival, the owner of the apartment, if it stays vacant for your dates, has the right and may ask you to pay a penalty of up to a max of 30% of total.

We suggest you obtain travel insurance.
If we cancel: While we will do everything possible to accommodate your requests, we are not responsible for situations beyond our control which might affect apartment rentals such as strikes, failure of previous guests to vacate or other causes or conditions we can't proactively control. In case of cancellation you will be refunded the full amount paid in advance or offered an apartment of the same or higher value at no extra fees.

Unless otherwise noted at the time of booking, apartments listed in this website include linens (sheets and towels) and cooking facilities (including cooking and dining utensils). Each apartment description lists which amenities are present in the apartment at the moment of booking. Check for precise inclusions when placing your booking.

Additional Charges
Utilities: For rentals shorter then 4 weeks Gas and Electricity are included. For rentals longer then 4 weeks utilities are not included in the rental fee. Please inquire with Apartment Rental Colombia for further details. Should there be a phone line, incoming calls are included, outgoing non-local calls are not included unless you use your own calling card. Phone line will normally allow only direct local calls, therefore bringing your own phone or calling card is suggested.

Transaction fees for wires, paypal or other forms of advance payments are not included in the rental price.

Rate Information
Apartment rates are always quoted in Colombian Pesos. Exchange rates will be set according to the average rate on the day of the transaction. For more information on how Apartment Rental Colombia determines exchange rate conversion, please ask one of our representatives.

Choice of Law
All services and rights of use hereunder are performable and/or sold in Colombia and you irrevocably agree that any cause of action you may submit in connection with your use of this website or pursuant to these terms will be filed in Medellin, Colombia which will be the venue of any legal dispute. You also agree that any dispute will be governed by Colombian laws.
